If you’ve ever sold a home, you know how great it is to receive that first offer. You may also know how disheartening it is if that offer is disappointingly low, or doesn’t come in for a lengthy period. Or maybe you’ve gone through the frustration and work of many showings and putting your life on hold without ever receiving a single offer. It makes you worry and wonder ~ why?

It is at this point that many sellers feel the only way to attract buyers is to lower their asking price. This type of reduction often results in a substantial drop that comes right out of your pocket! What many people don’t realize is that they have a good deal of control over their selling process ~ even the ability to price their house at the highest end of a realistic price range.

The most crucial stage of selling your home begins when the buyers arrive to view your property. It is essential that buyers feel an emotional sense of home in your house. Whether or not a buyer experiences those feelings depends entirely on how you prepare your house. When a buyer feels, ‘this is it… this is the one….this could be our home,” he moves to the next stage ~ MAKING AN OFFER.

Less than great location can be a real detriment and staging your home can help counteract this challenge. Staging contributes greatly to helping your home, no matter where it is located. Salazar Staging offers a variety of services so there is always an option that is sure to meet your needs. No home is too small to be beautiful or too large to be warm and inviting. We welcome the opportunity to use our expertise to provide all clients with a customized service(s) based on their needs and budget.

The staging consists of two parts:

Staging Consultation
Sometimes, all that is needed is a thorough analysis of your property to get you moving. During a staging consultation, we will do a curb to curb inspection of your home and view it through ‘buyer’s eyes’. Then we will walk you through the home and point out every recommendation and explain WHY we’re making it. We’ll discuss problem areas and how to approach them. We tell you what buyers may be thinking! There are many things that can be done to improve the presentation of most homes, a lot of which goes undetected until pointed out. After our meeting, you will receive a full written report with all the suggestions, sources for home services and referrals for any repairs and/or improvements. Having this consult completed before you go on the market, will help you get your house looking its’ best for pictures and that first flurry of activity that occurs when a home is first listed. $100 hourly – most homes take about one hour.

The Staging
We return to transform your rooms using your existing furnishings and accessories as well as bring in additional decorative touches if necessary. The result is a home that is show ready and will appeal to the broadest base of homebuyers.
Our staging fees vary depending on the size of the home and project. The walk through is used to help us evaluate the size and scope of your project. Based on our findings, you will receive a written proposal/bid that will outline the scope of the project, pricing options and estimated time to complete the work. Most projects are completed within a single day!
